Our management fee typically starts at 5% of the monthly rent. This covers the day-to-day operations of your property, including rent collection, tenant communications, lease enforcement, coordinating repairs, and financial reporting. The exact percentage may vary depending on the number of units and overall size of your portfolio — multi-unit buildings and larger portfolios often qualify for reduced rates.
We charge a leasing fee equal to one month’s rent for new tenant placements. This includes advertising the unit, conducting showings, screening applicants, drafting the lease agreement, and completing move-in inspections.
We do not charge a separate lease renewal fee. Lease extensions and renewals are included in our management services.
We charge a 10% coordination fee on the total cost of repairs. This covers scheduling, supervising, and ensuring quality completion of all maintenance or repair work, using our network of trusted vendors or your preferred contractors.
Cleaning services are billed at a flat rate based on the size and condition of the unit. This ensures every unit is move-in ready and presented in the best condition for new tenants.
In the rare case eviction proceedings are necessary, we charge $300 plus legal costs. This includes coordinating with attorneys, preparing notices, and managing the process to ensure compliance with all local and state laws.
